What Is Your Home Really Worth? Recent Sales Can Tell You a Lot

What if buyers already had an idea of what your home was worth before you did?

The last 90 days of home sales in your area can provide valuable insight into how buyers and the market may view your property. Recent comparable sales, or “comps,” are often one of the first places real estate professionals look when determining a home's potential market value.

But there’s a catch: the numbers don't tell the whole story.

Two homes can have similar square footage, bedrooms, and bathrooms and still sell for very different prices. Condition, renovations, views, lot size, layout, and overall presentation can all make a difference.

Why Recent Sales Matter

Looking at nearby sales helps establish a starting point. But understanding how your home compares to those properties is what makes the information useful.

A home that has been fully remodeled may command a very different price from a similar home that needs updates—even if they're only a few streets apart.

That's why a professional home valuation shouldn't be based on a single number pulled from an online estimate.
